What Should Stay With the House When You Sell?

A buyer tours your home and sees the dining room light fixture, garage shelving, and smart doorbell. You may see personal belongings that will move with you. The buyer may assume some of those same items are part of the house.

Sorting that out early can prevent confusion once an offer is on the table.

Don't Assume Everyone Has the Same Expectations

Some items are easy to categorize. Furniture, artwork, and countertop appliances are generally treated as personal belongings unless they're specifically included in the sale.

Other items aren't as obvious.

Window treatments, security equipment, outdoor play equipment, garage storage systems, decorative mirrors, and certain appliances can all lead to questions about whether they stay.

Rather than relying on assumptions, sellers should discuss anything questionable with their real estate professional before listing.

Decide What You Want to Take Before Showings Begin

If there's a fixture or feature you know you want to keep, consider dealing with it before buyers start touring the home.

Suppose a dining room chandelier has sentimental value. Replacing it with another fixture before listing may be easier than showing the home with the chandelier in place and later explaining that it isn't included.

The same idea can apply to specialty shelving, a decorative mirror, or other items that may appear permanently attached to the home.

Removing or replacing those items beforehand gives buyers a more accurate picture of what they are actually purchasing.

Be Specific About Appliances and Equipment

Appliances can create their own set of assumptions.

A refrigerator, washer, dryer, freezer, or other appliance may be included in one sale and removed before closing in another. Outdoor equipment, portable sheds, generators, and similar items may also need clarification.

Smart-home equipment deserves attention as well. Sellers should determine which devices will stay and whether any accounts, subscriptions, or personal information need to be disconnected before the buyer takes possession.

Put Agreements in Writing

A conversation during a showing isn't the best place to settle what stays with a home.

Items included or excluded from the transaction should be clearly documented as part of the purchase agreement or related transaction paperwork, according to local practices. That gives both sides a written reference instead of relying on what someone remembers being said.

Do a Final Check Before Moving

As moving day approaches, review the agreed-upon inclusions before loading the truck.

It's easy for movers or family members to pack an item that was supposed to remain behind, particularly when the home contains removable shelving or outdoor equipment.

A little planning before the listing goes live can make this part of the transaction much simpler. Buyers and sellers don't have to agree that everything stays; they simply need a clear understanding of what is and isn't part of the sale.
